Although most expensive it is the least stressful because all you do is go about your life while the builder sweats the bullets.

Co-Op Modular Package

Many customers like to be able to complete some of the tasks when it comes to building their home. Or, the customers wants to hire their own sub-contractors such as their uncle Billy who is a plumber to complete the plumbing. In addition with the co-op building package the builder will often supply you with a name of contractors you can select from to finish the modular. This list of sub contractors provided by the modular home builder does not need to be used and is ultimately your responsibility to select and pay for the contractor. The co-op construction package is much like an A la carte purchase. You select the required tasks you want to complete either by yourself or by your sub-contractor. The co-op builder package offers some great savings and more stress.

Wholesale Modular Home Package

If you decide to build your modular home with a sweat equity package, you will acting as your own general contractor. Essentially you are buying the wholesale from a supplier. Your modular home builder will be one of your many sub-contracotrs or material suppliers depending how you look at it. You will be responsible for all of the site work. Since your builder is your sub, the builder will deliver to your site the modules for your home. Some sweat equity packages include setting the house on the foundation and the crane that is required and other builders do not include these costs. It is very important to have a checklist of what will be provided by the home supplier and what the customer tasks the customer will be responsible to oversee and complete..
