Designing Custom Modular Homes
The Modular Home Building Lot
The location you are building your modular home will influence the style and size of your home. Most people want to build a home that will conform to their future neighborhood.
Building a large four thousand square foot two story in a neighborhood of ranchers would be silly, unless tear downs are being undertaken in the neighborhood.
Designing a Modular Home Floor Plan
Your ideas will fuel your creativity and your building budget will act as the brakes. Making a list of all you wants and needs is very important step when designing a modular home. Your list of wants and needs to be augmented by a list of loves and hates.
Loves and Hates - A great place to start designing your home is by creating a list of wants is to list everything that you loved in your previous homes. Take time and make a list of every apartment or house you ever lived in from birth. Think about what you really loved about each home. At the same time make a list of every feature you hated. This list will be a great start to adding features to your modular homes design and finishes.
Wants and Needs - After you have created your list of items you loved and hated in your past, start making a list or everything that you want in a your new home. This list of wants will be turned into your list of needs to be incorporated into your prefab home design.
Your wants and needs will be sorted by your desire and economic forces. Some of your wants will take priority over needs that you will be able to add in the future at a reasonable cost. For example: you "need" granite counter tops and nine foot ceilings. The nine foot ceilings can not be added in the future. Other examples could include hardwood flooring, ceramic tile, decks, cement driveway and etc.
Modular Home Architects, Designers, Dealers and Builders
If you have selected a standard modular home design or stock floor plan and prefer to make simple modifications to the plan, most modular home builders and dealers can aid you in making these prefab home revisions. If you are designing a home from scratch, you might benefit from a designer or architect who is familiar with modular home construction systems.
Not all builders are designers. In fact some builders are great and others should stick to working out in a field banging a hammer. This is why it very important interview your builder and ask him the questions in the choosing a builder section.
If you decide to hire an architect or a designer, make sure to ask them if they have worked on a modular home project in the past. There are some architects who have specialize in modular design, Douglas Cutler is has designed both custom mansions and modernist modular homes.
