Building a home in South Carolina was a dream of my parents since we started visiting Myrtle Beach in 1968. My father found North Myrtle beach a quiet beach community with Coastal Carolina college situated between Myrtle Beach and Conway a great place for our family to vacation at the beach while he taught summer sessions. Horry county has grown since my early summers in the south. The housing stock in Myrtle Beach has also changed. Where small beach homes once stood, the sky is scraped by multi story condominiums, time shares and hotels. In 1985 I was a realtor in Myrtle Beach, one of my first listing was a modular ranch home which was on leased land. Some of the perceptions of modular homes have changed in the last thirty years while some of the perceptions are still misperceptions. Many people call double wide trailers modular homes where as they are actually built to Hud code. Homes built to HUD code are considered trailers, double wides or manufactured housing. The reality is modular homes are built stronger than typical stick built homes and offer home buyers the opportunity to build modular ranch homes, two stories, condominiums and Cape Cod floor plans.

Ranch homes are extremely popular in South Carolina. Ranch homes are very popular in the cities of Columbia, Spartanburg and the Columbia. Modular construction in South Carolina require a crawl space or full basement. Many homes in coastal regions of South Carolina are built slap on grade to minimize the inopportune indoor swimming pools in crawl spaces and foundations. Myrtle Beach, Surfside Beach and Socastee have a many ranch homes for the snow birds demanding single floor living homes.
