Selecting a Factory
Selecting a modular home factory is primarily the choice of your modular home builder or dealer. The complexity of your modular homes floor plan and design will influence which factory should construct your home. Before you make a deposit on your modular home, we highly recommend you visit the factory in which you builder is selecting for the construction of your home.
Factory Specs
Each modular home factory has different construction specs. Every modular home company builds to state and local building codes, the primary difference is how far beyond state and local building codes do the factories build to. Modular home builders and dealers also have their own standard specs for their customers. Some of the specs will be wall framing differences from 16" on center or 24" on center. Some factories install sheathing on the marriage wall to stiffen the home up fo delivery and set and other lay off marriage wall sheathing on the modules. When you tour the factory you will be able to see how your home will be built.
Factory Floor Plans
Each factory offers a number of standard modular home floor plans for you to choose from. Most factories will allow you to change and modify these plans with nominal additional costs. When you visit the modular home factory you will be able to see how many of the plans hardly resemble the plans from the standard plan collection.
Factory Home Builders & Dealers
Modular home factories sell homes to approved modular home builders and dealers making up a builder network. Often people will ask, "Why can't I buy directly from the factory?" The main reason is modular home factories do not sell direct is because the sales reps for modular home companies have invested time training their builders and dealers and are paid on volume rather than on high commissions. Buying a modular home takes time and the factory reps do not have enough time in a day servicing their builders.
Factory Home Coverage Area
Modular home factories usually deliver their homes within three hundred miles of the factory. After three hundred miles, delivery charges start to minimize the cost effectiveness of modular construction. What this means is that you should be able to vist the modular home factory you are planning to order your new modular home from. Taking a day trip to see the manufacturing facilities is a smart investment in time and money.
Modular Home Factory Responsibilities
The responsibility of the factory is build and deliver the modules for your modular home to the building site. Some factories will set the modules on the foundation and others require the builder or dealer to set up the set crew and crane to set the modular home on the foundation. The factory is responsible for delivering a quality constructed home built to state and local building codes that fits together correctly with minimum drywall cracks.
Touring a Modular Home Factory
A factory tour is one of the most important elements to buying a modular home. You will be able to see exactly what type of construction techniques are used to build your home. You will also see the level of interior and exterior finishes the factory will provide. Most plant tours take around two hours to complete. Make sure you ask questions while you are in the factory. If allowed, take pictures in the modular factory to show your friends and family how homes are built in the factory. The people who are most impressed with touring a modular home factory are carpenters and general contractors who are amazed at the quality of construction and attention to detail in finishes.
