Most manufactures can span around 18 feet on the first floor of a two story without pocketing the lam beam into the second floor. On modular ranch homes and second floors of two story prefab home the clear span can be twenty or more feet.
Why do I not get a discount if I eliminate wall space from the modular home?
When a modular home wall is constructed in a factory, full dry wall sheets are used to minimize seams. The other element is additional structural lumber of lam beams might be required.
