Modular Home Electrical Site Work Modular homes are prewired and require little work compared to a site built home. However, an electrician will be required to connect the panel box and run any additional wires for your modular home. It is wise to rely on a professional to make all electrical connections to be safe and secure. |
Mast, Meter Box and Service Entrance - Installing the permanent electric connection to your modular home will be completed by your electrician. The electric meter will be installed by the utility company. The sooner you can have your electric connected the better. This will allow subcontracting finishing the modular home the use of power tools without the need for generators.

Basement Wires - The electric wires in the new modular home basement or crawl space will need to be installed as per state and local building code. Modular home foundation or basements are considered to be wet spaces requiring ground fault interrupts (GFIs) to be installed. If you are installing a refrigerator or sump pump in your basement you should have a dedicated non-GFI circuit for power. Always follow state and local building codes when completing modular home electrical work.

Heating and Air Conditioning Wires - Any wires required to power the modular homes heating system will need to be installed with its own circuit breaker in the panel box. This will be completed by either your electrician or HVAC contractor. If your prefab home has standard electric baseboard heat installed at the modular homes factory, all you will need to do is connect the wires to the panel box.

Exterior Wires - Any exterior lighting for your modular home will need to be installed. If your are going to have a lamp post, spot lights, garden lighting and etc. Note: it is wise to have the modular home company wire for exterior lighting at the factory rather than after the home is delivered to your building site.

Garage Wires - All wires for lighting and receptacles will need to be installed in your modular homes garage including power for garage openers.. Modular home garages are considered wet areas so ground fault interrupt circuits will need to be installed for the receptacles. The same goes for your wires for your modular garage as it does for exterior lighting wiring.

Junction Box - The modular homes panel box will be partially connected at the time of delivery. The panel box will need to be attached to one of the modular home foundation walls. The factory will provide additional length of wires to reach the panel box from each module.

Ranges and Dryers - 220 watt services should be installed at the factory modular factory. Most modular home companies run all of the wires to the finished spaces in your home. When talking to your modular home builder, make sure to review the electrical plans closely to insure as much work can be completed in the factory as possible. The extra hour reviewing your modular home electrical floor plans could save you thousands of dollars.

Electrical Inspections - The general contractor or modular home builder will be responsible for arranging for electrical inspections to comply with state and local building codes.
